Potholes form when water penetrates cracks, freezes, and expands the underlying base material. We cut out the failed section, restore the base, and install new asphalt that bonds cleanly to the surrounding surface. This prevents the pothole from recurring in the same spot.
Individual cracks wider than a quarter-inch are routed and filled with rubberized hot-pour sealant. This prevents water from reaching the base layer and is the most cost-effective maintenance action a property owner can perform. We also offer standalone crack filling as a preventive service.
The interconnected cracking pattern known as "alligator cracking" indicates base failure beneath the surface. Patching alone won't fix it — the failed section must be cut out, the base rebuilt, and new asphalt installed. We assess the extent and give you an honest recommendation on whether spot repair or full resurfacing is the better investment.
When the existing asphalt and base are structurally sound but the surface is worn, an asphalt overlay adds a new 1.5 to 2-inch layer directly over the old surface. This is faster and less expensive than full removal and provides a like-new driving surface.
